Full job description

Residential Construction Junior Project Manager

Sunter Homes Inc.
Kanata, ON | Full-Time | Hybrid (2 days remote, 3 days office and job sites)
Salary: $85,000 to $105,000, plus bonus and benefits

Who We Are

Sunter Homes has been building in Ottawa since 2010. Our best projects are the result of a great team that prioritizes organization, proactive planning, clear documentation, and strong professional relationships. The results are projects our clients and we can look back at with pride.

The Role

We are hiring an experienced Junior Project Manager to support the planning, coordination, execution, and closeout of residential construction projects.

This is not an entry-level administrative role. It is a developing project-management role suited to someone who has strong construction coordination experience, operates with autonomy, takes initiative without being prompted, and is ready to carry meaningful project responsibility under the direction of the Project Manager. You will work closely with the Project Manager, the Site Supervisor, and the internal team.

The Right Fit Is Someone Who

  • Is highly organized and systematic in how they run projects.
  • Takes pride in clear, effective communication.
  • Plans ahead and communicates early, so issues are prevented rather than managed late.
  • Has a strong understanding of building code and standard building assemblies.
  • Builds strong working relationships with clients, sub-trades, and suppliers through clarity, professionalism, consistency, and a strong sense of empathy.
  • Takes ownership and closes loops without reminders.
  • Spots plan gaps, scope misses, documentation issues, and sequencing risks early, then drives them to resolution.
  • Keeps documentation clean, current, and useful to the whole project team.
  • Enjoys working on a team that holds high standards and supports one another.
  • Wants increasing responsibility and trust, and earns it through performance over time.

Responsibilities

  • Assist the Project Manager with the day-to-day management of assigned residential construction projects from pre-construction through closeout.
  • Build, maintain, and update project schedules in coordination with the Project Manager and Site Supervisor.
  • Coordinate project documentation for sub-trades, suppliers, inspections, material deliveries, equipment rentals, site instructions, and project follow-up.
  • Manage client expectations through systemized updates and professional communication, escalating major decisions or risks to the Project Manager as needed.
  • Review drawings and project documents to identify errors, omissions, inconsistencies, scope gaps, and constructability concerns.
  • Resolve documentation discrepancies and maintain clean, accurate project records.
  • Identify roadblocks early and coordinate solutions to reduce delays, rework, missed scope, and project disruption.
  • Review Site Supervisor daily logs and track progress, issues, action items, and decisions that require follow-up.
  • Support estimating and procurement as needed, including RFQs, purchase orders, change orders, trade scopes, supplier coordination, and backup documentation.
  • Attend regular site visits and project meetings, and follow up on assigned action items.
  • Help track project costs, pending changes, allowances, selections, deficiencies, and closeout items.
  • Contribute to the continuous improvement of company systems, checklists, templates, and project-management standards.
  • Maintain strong industry contacts with trades and suppliers.

Requirements

  • Minimum 4 years of full-time residential construction coordination, assistant project management, or junior project management experience (custom homes and low-rise apartments preferred).
  • Strong ability to interpret architectural and structural plans.
  • Demonstrated experience coordinating trades and suppliers across active construction schedules.
  • Ability to manage multiple project priorities while keeping documentation, decisions, and follow-up items organized.
  • Strong written and spoken English, with a professional communication style.
  • Organized, methodical, and disciplined in document control.
  • Proficiency in AutoCAD and spreadsheets.
  • Post-secondary education (college diploma or university degree) in a related field.
  • Ontario Building Code knowledge (Part 9).
  • Estimating experience is an asset.
  • Administrative and process-improvement experience is an asset.

What You’ll Get

  • Salary: $85,000 to $105,000, based on experience and capability.
  • Annual performance bonus and benefits.
  • 3 weeks paid time off (2 weeks vacation plus 1 week paid time off at Christmas).
  • 1 additional week of vacation at 5 years of employment.
  • 5 sick days.
  • Free restaurant lunch every Friday.
  • Paid recertification of courses that are required to work in the industry.
  • A private work line and email, with a personal extension for privacy outside business hours.
  • Annual allowance for steel-toed boots and PPE.
  • Sunter Homes gear provided (7-in-1 work jacket, hat, toque, polos, sweater, winter gloves).
  • Mileage reimbursement for vehicle use.
