Cross Developments is a privately owned real estate development and property management company with more than 40 years of experience in British Columbia. We own and manage a growing portfolio of commercial and multi-family residential properties and are seeking an experienced Residential Operations Manager to oversee our residential operations in Kamloops.

This role is responsible for leasing performance, occupancy, tenant relations, maintenance coordination, and the day-to-day operation of our residential portfolio. Working closely with our leasing, administration, and maintenance teams, you will help ensure our properties operate efficiently, our tenants receive exceptional service, and our portfolio continues to perform at a high level.

Key Responsibilities

Property Operations

  • Oversee the day-to-day operation of the residential portfolio.
  • Ensure maintenance activities, including service requests, preventative maintenance, unit turnovers, and property standards, are completed efficiently and professionally.
  • Conduct regular property inspections and identify opportunities to improve operational performance.
  • Support planning and continuous improvement initiatives across the portfolio.

Leasing & Occupancy

  • Oversee leasing performance, occupancy levels, and vacancy management.
  • Support leasing staff with applicant reviews and complex leasing situations.
  • Monitor market conditions, rental pricing, and competitor activity.
  • Participate in leasing activities when required and help drive occupancy goals.

Tenant Relations & Compliance

  • Foster positive tenant relationships and high customer service standards.
  • Assist with escalated tenant concerns and complex tenancy matters.
  • Lead lease renewal and annual rent increase programs.
  • Ensure tenancy documentation and notices are completed accurately and in compliance with the Residential Tenancy Act.

Team Leadership

  • Support and develop residential operations staff while promoting accountability, communication, and teamwork.
  • Foster a collaborative and professional workplace culture.
  • Help ensure consistency across leasing, administration, and maintenance functions.

Qualifications

  • Minimum 7 years of residential property management experience.
  • Experience managing multi-family residential rental properties.
  • Experience overseeing operations across multiple residential properties and buildings.
  • Experience leading or supervising staff.
  • Strong understanding of leasing, tenant relations, occupancy management, renewals, rent increases, and residential operations.
  • Working knowledge of the Residential Tenancy Act.
  • Experience using property management software.
  • Strong communication, organizational, and problem-solving skills.
  • Practical, hands-on leadership style.

Compensation & Benefits

Salary: $85,000–$110,000 per year, depending on experience and qualifications.
