Building Operator - Commercial

Winnipeg, MB

Position Summary:

This isn't a work-order role.

Our client is looking for a Building Operator who can influence decisions, improve buildings, manage projects, and help shape operational strategy across a growing portfolio in Winnipeg.

You'll work directly with senior operations leadership, support capital projects, manage vendors, and provide recommendations that impact how buildings are maintained and improved.

The Portfolio:

  • Portfolio: Winnipeg commercial portfolio
  • Work Model: Monday-Friday, 8:00 AM - 5:00 PM (flexible start/end times possible), on-site presence required
  • Reports to: National Director of Operations

Position Responsibilities and Essential Functions:

  • Oversee day-to-day building operations, inspections, preventative maintenance programs, and service delivery.
  • Monitor and maintain HVAC, electrical, plumbing, life safety, mechanical, and BAS systems.
  • Conduct regular inspections and proactively identify maintenance, repair, and operational issues.
  • Coordinate vendors, contractors, and service providers for maintenance and project work.
  • Obtain, review, compare, and evaluate vendor quotations and recommendations.
  • Challenge vendor recommendations when appropriate and seek alternative solutions when warranted.
  • Break larger repairs and capital recommendations into logical phases where appropriate.
  • Present repair options, timing considerations, cost implications, and operational risks to Property Management.
  • Assist Property Managers with budgeting, forecasting, capital planning, and maintenance prioritization.
  • Support capital projects, including elevator modernization, BMS upgrades, landlord work, and building improvements.
  • Maintain strong contractor relationships and help develop reliable vendor networks throughout Winnipeg.
  • Provide professional, responsive service to tenants and occupants.
  • Maintain accurate maintenance records, inspection reports, and documentation.
  • Utilize CMMS systems to track preventative maintenance and service activities.
  • Participate in emergency response and on-call rotations.
  • Travel between Winnipeg properties as required.

What We're Looking For

  • 4th Class Power Engineer or strong 5th Class preferred.
  • 4+ years of building operations experience.
  • Experience in commercial, healthcare, institutional, government, educational, or industrial environments.
  • Strong knowledge of HVAC, BAS, electrical, plumbing, and mechanical systems.
  • Someone who takes ownership, follows through, and gets things done.
  • Strong communication, organizational, and problem-solving skills.
  • Valid driver's license and ability to respond to emergency call-outs within Winnipeg.
