Position Summary

We are seeking a strategic and hands-on Director, Preconstruction to lead all estimating and preconstruction functions across our ICI construction projects. This role is critical in shaping project success from early engagement through contract award, ensuring accurate cost planning, strong client relationships, and alignment with the company’s values.

The ideal candidate thrives in a fast-paced, entrepreneurial environment and brings deep knowledge of the GTA construction market, trade dynamics, and alternative delivery models such as Design-Build and Construction Management.

Key Responsibilities

Preconstruction Strategy & Delivery

  • Oversee all preconstruction phases including feasibility, budgeting, estimating, and value engineering
  • Lead preparation of conceptual and detailed estimates for ICI projects (commercial, industrial, tenant improvements, etc.)
  • Ensure accuracy, completeness, and competitiveness of all submissions
  • Drive constructability reviews and innovative cost-saving solutions
  • Align estimates with project schedules, procurement strategies, and client expectations

Leadership & Culture

  • Lead and mentor the preconstruction and estimating team, promoting accountability, growth, and collaboration
  • Foster client-first, relationship-driven culture across all preconstruction activities
  • Partner closely with operations, project management, and leadership teams
  • Build scalable processes to support company growth

Risk Management & Commercial Oversight

  • Identify and mitigate risks related to scope gaps, design development, and market volatility
  • Review contract documents, project scopes, and procurement requirements
  • Ensure compliance with CCDC contracts, and local regulations
  • Support negotiation of project costs and contract awards
  • Enhance estimating tools, templates, and workflows (e.g., Procore, CostX, OST, Excel-based systems)
  • Implement best practices in preconstruction planning and reporting
  • Track and analyze estimate accuracy, win rates, and project performance

Qualifications & Experience

  • Degree or diploma in Construction Management, Engineering, or related field
  • 10+ years of progressive experience in preconstruction.
  • 5+ years or experience as a Senior Leader
  • Gold Seal Certification (GSC), P.Eng., or CET would be an asset
  • Experience working in a growth-oriented, large scale construction company
  • Strong experience in ICI construction within the GTA market
  • Proven track record with Design-Build, Design-Assist, and Construction Management projects.
