The opportunity
Water is the weakest-covered metric in commercial real estate. GRESB publishes energy data coverage above 75% and does not publish a water figure at all, because most portfolios cannot produce one. Toronto's water rate rose 3.75% in each of the last two years. Roughly half of commercial property insurance claims involve water damage.
Meanwhile owners are being asked for water data they do not have, and are carrying deductibles that have quietly climbed into six figures.
We Measure, Manage and Monitor water — Indoors and Out —
Your job is to get us in front of the people who need it.
What you'll do
You will open new relationships at the largest Canadian REITs, institutional owners and property management firms — nationally.
- Build and own the target account map. Roughly 200–400 organisations. You will research each one properly — portfolio composition, asset mix, published sustainability commitments, recent acquisitions, water reporting obligations — and identify the three to five people who actually influence the decision.
- Find the right person and earn a first conversation. Portfolio managers, sustainability and ESG leads, real estate and asset managers, risk managers. By phone, by email, on LinkedIn, and in person at REALPAC, BOMA Canada, RealREIT and ICSC Canada.
- Write outreach worth reading. Short, specific, and grounded in something true about that portfolio.
- Qualify hard. A meeting that wastes time is worse than no meeting. You will have a written standard and you will hold to it.
- Pick the door the budget already opens. Almost every property has an irrigation line in its operating budget; almost none has a water management line. An irrigation entry is a vendor substitution inside money already allocated. A monitoring entry is new spend needing new approval. Neither is better — you choose deliberately, then expand into the other service from inside the relationship. (Outside our service footprint, monitoring is the only option, and we never promise irrigation we can't deliver.)
- Qualify on lifetime value, not deal size.
- Get out on site. About a day a week walking properties in our service area — meeting building operators, seeing the irrigation system and the mechanical room, and finding the things a phone call never surfaces.
You are having conversations and developing relationships that lead to deal flow.
What we're looking for
Required
- 3–6 years of B2B outbound business development, selling to senior buyers at large organisations
- Genuinely strong written English — this role lives or dies on whether a VP reads past your first line
- Comfortable researching a company from its annual report and finding the angle nobody else spotted
- Comfortable on the phone with people far more senior than you, without being rattled
- Organised enough to run twelve-to-fifteen touch sequences across forty-plus accounts without dropping any
- Ontario driver's licence and willingness to attend industry events
Strongly preferred — any one of these
- Commercial landscape, grounds maintenance or building services sales
- HVAC, mechanical or facilities service sales
- Energy services or ESCO sales — this is the closest analogue to what we do
- Commercial real estate services
You do not need to know anything about irrigation or water. We will teach you that, and our team provides the technical credibility in the room.
This is not a call-centre role. Our buyers do not take cold calls at volume. If your last job was measured in dials per day, this will feel unfamiliar — we measure accounts properly worked.
