Overview: We are seeking dedicated and experienced Live-In Building Superintendent(s) (ideal position for a semi retired couple) to oversee the day-to-day operations and maintenance of a high-end condominium building in the prestigious Tuxedo neighborhood of Winnipeg, Manitoba. The ideal candidate will ensure the smooth operation of the property, maintain excellent tenant relations, and uphold the highest standards of cleanliness, safety, and maintenance.
Responsibilities:
- Property Maintenance:
- Perform routine maintenance tasks such as HVAC system checks, plumbing repairs, electrical maintenance, and appliance troubleshooting.
- Coordinate and oversee major repairs and renovations with contractors and service providers.
- Conduct regular inspections of the building and grounds to ensure they are well-maintained and comply with safety standards.
- Snow removal and landscaping duties as required.
- Unit Owner Relations:
- Act as the first point of contact for resident inquiries, requests, and concerns.
- Address resident issues promptly and professionally, fostering positive resident relations and a high level of satisfaction.
- Enforce building rules and regulations to maintain a respectful and harmonious living environment.
- Administrative Duties:
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Coordinate with property management on administrative tasks as required.
- Emergency Response:
- Be available on-call to respond to after-hours emergencies such as floods, power outages, and building security issues.
- Implement emergency procedures and ensure the safety and security of residents and the property.
- Supervisory Responsibilities:
- Supervise site staff and contractors, ensuring work is performed efficiently and to high standards.
- Provide training and guidance to all personnel as needed.
Qualifications:
- 2 years experience as a Building Superintendent or in a similar role, preferably in a residential condominium setting.
- Solid understanding of building systems (HVAC, plumbing, electrical) and maintenance practices.
- Strong interpersonal and communication skills with the ability to interact effectively with residents, staff, and contractors.
- Ability to prioritize tasks, manage time effectively, and work independently.
- Knowledge of relevant health and safety regulations and procedures.
- Availability to live on-site in provided accommodation and respond to emergencies outside of regular working hours.
