Job Overview

The Properties Superintendent oversees the maintenance, upkeep and safety of company-owned properties for First Wing Poultry Services to ensure accommodations provided to workers are healthy, safe and suitable. Key responsibilities include creating and maintaining preventive maintenance schedules, managing budgets, ensuring compliance with applicable building codes, fire codes and health and safety regulations, and responding to tenant’s requests for repairs to house, equipment and appliances.

Key Responsibilities and Duties

  • Ensure all houses are compliant with Seasonal Workers Housing Guidelines, fire code and health and safety requirements
  • Ensure houses and properties are kept in clean and orderly condition, both interior and exterior
  • Perform routine maintenance and minor repairs to plumbing, electrical systems, and HVAC systems.
  • Coordinate with tradespersons (electricians, plumbers) for major repairs and supervise work quality, and provide assistance as required
  • Perform other routine maintenance jobs such as painting and drywall repair
  • Act as the primary contact for residents’ housing inquiries and respond to requests from residents for repairs, and housing-related concerns within 24 hours
  • Notify residents of upcoming maintenance and inspections with minimum 24 hours’ notice of maintenance / visits and minimum two weeks’ notice of inspections. Retain and file all records of communication.
  • Maintain all records and documentation related to house (security codes, Wi-Fi passwords, maintenance and repair logs, etc.)
  • Manage public health inspection schedule and other inspections as required
  • Ensure house / rooms are ready for the arrival of new residents
  • May be required to move heavy furniture, appliances, equipment and supplies
  • Act as the primary contact for residents regarding housing matters, responding promptly to complaints, inquiries, and maintenance requests. Respond to tenant maintenance requests and ensure units are prepared for new occupants
  • Report and escalate incidents of tenants violating policies to appropriate support team
  • Oversee landscaping, snow removal, and housing services (hydro, internet, water/sewer)
  • Track and control expenses, manage maintenance budget for basic repair and household requirements, and secure required permits prior to renovations / builds
  • Prepare houses and ensure all items and services are complete for move-in according to readiness checklist

Skills and Qualifications

  • Facilities Management certificate or certification in building maintenance, HVAC, or electrical systems is an asset
  • 3-5 years of related experience
  • Proficiency with building systems (HVAC, plumbing, electrical)
  • Strong working knowledge of Ontario Building code for Seasonal Agricultural Workers and Fire Code.
  • Ability to remain organized with multiple requests and priorities.
  • Excellent communication, customer service, and interpersonal skills.
  • G license
  • Ability to move heavy appliances and furniture.

Area of work include, but are not limited to Listowel, Moorefield, and Belleville.
