About us:

McCOR Management is one of the largest privately-owned real estate development and property management companies in Canada and we are looking to add to our growing team.

Purpose and Scope:

The Senior Building Operator will be responsible for overseeing the daily operations, maintenance, and safety of the building systems such as HVAC, electrical and mechanical, within the assigned properties in Yellowknife.

Responsibilities:

· Responsible for the maintenance and operation of all heating, ventilating and air conditioning systems and equipment within their assigned properties including HVAC, building automation systems, generators.

· Responsible to ensure computerized controls regulate the temperature within the buildings and monitor performance of equipment.

· Maintaining systems and performing preventative maintenance on equipment as scheduled (boilers, chillers, steam system, dual-duct boxes, etc.).

· Ensuring, as necessary, ongoing in-house repairs and maintenance (i.e., lighting changes, minor repairs, adjusting thermostats).

· Maintaining fire alarm systems by ensuring all equipment is in working order, repairing broken equipment, and coordinating testing with local contractors.

· Ensure compliance with health and safety legislation and standards.

· Carrying out day to day tenant requests and providing outstanding customer service.

· Coordinating and monitoring suppliers and contractors on-site.

· Maintaining logbooks and meter reading on building equipment.

· Act as the chief operating engineer for all boiler plants, pressure vessels.

· Conducting regular interior/exterior, roof and property inspections.

· Obtain competitive quotes to obtain best value for maintenance and tenant repairs.

· Issuing purchase orders, ordering materials and equipment as required.

· Assist with creation and maintenance of operations budgets.

· Prepare monthly building reports for review.

· Other tasks and projects as assigned.

· Reporting of any building, tenant or staffing issues to the Property Manager in timely manner.

· Available to an on-call rotation every three weeks, for a one-week period.

Supervision of Building Operators:

· Ensure Building Operators are conducting the daily checks on buildings and following their duties as outlined in their job descriptions.

· Provide mentoring and guidance on an ongoing basis.

· Work with Property Manager regarding any disciplinary action.

· Ensure Building Operators maintain all required ticketing and safety training as required for working in commercial buildings.

Qualifications:

· 2-4 years of similar work experience, operating in a commercial property setting.

· 5th Class Power Engineering Certificate or successful completion within one year of hire.

· Must provide a clean criminal record check.

· Ability to read and interpret blueprints, schematics, and line diagrams.

· Strong customer service and communication skills.

· Able to work under pressure and meet tight deadlines.

· Basic computer skills.

· Bondable through the RCMP to work in secure areas.

· Journeyman Trade Certificate would be considered an asset.

· Valid driver’s license with a clean abstract.
