The Opportunity
We are seeking a versatile and charismatic Junior Project Manager, with Production Homebuilding experience, to provide leadership and support for all aspects of our construction projects. You’ll wear multiple hats and get great hands-on experience with all aspects of the project working both in the office and onsite.
The Role
- Plan, organize and control multiple construction projects from start to finish in accordance to schedule, specifications and budget; Ensure project budget, schedule, quality, and delivery of construction align to the scope of work
- Forecast and work collaboratively with construction leadership to implement necessary changes to improve project performance; Conducts risk assessments and implement strategies to mitigate potential issues
- Collaborate with Architects, Engineers and various stakeholders in the design and planning process of new projects
- Establish a cost control program and prepare a cash flow forecast for the project; effectively maintain cost control system to ensure a project’s profit is maximized
- Assists in coordinating the progression of the land acquirement process through the initial planning and registration stages to the commencement of construction
- Prepares and maintains construction schedules by studying plans; updating specifications; identifying and projecting efficiencies across multiple projects
- Provide administrative support for all aspects of our projects
- Assist and collaborate with the design team; Participate in design meetings with clients and designers to assist in the completion of contract documents in real time
- Coordinates the submission and coordination of all building permit applications with the relevant Municipalities.
- Reviewing and managing claims for extra costs from Trade Contractors
- Facilitates communication and provides regular updates to team members, stakeholders, and clients; Respond to homeowner inquiries including phone calls, emails, and letters.
- Ensure all project documents are uploaded into the system
- Keep homeowners informed regarding the progress of their home
- Issue delayed closing letters and construction notices to homeowners including curb, sidewalk, paving, sod, and asphalt installations and letters regarding security deposits
- Inform utility companies of closing schedules
The Candidate
- Minimum 3 years of construction-related experience in a similar position
- Ability to read drawings and blueprints and ensures all relevant and accurate details
- Strong knowledge of construction procedures, materials, and Ontario Building Code
- Ability to work independently and lead a team by being a good and effective communicator
- Skilled at using Excel and other MS Office programs
- Experience using Newstar is an assest
- Excellent customer service and interpersonal skills
- Well organized and able to multi-task while meeting various deadlines
