Full job description

The position will consist in the management of all aspects of execution and implementation regarding the operations and business of ~200,000 Sqft of multi bay light industrial/flex/commercial properties and lands.

Coordination, implementation and facilitation of leasing activities and their execution as well as tenant move ins and move outs. High energy, quick responses, and clear communication to secure prospective tenants will be required.

Preparation of Lease and Contractor contracts to a highly exact, detailed, and accurate standard. Ensuring long-term protection of company interests and representing exact terms of negotiated deals without ambiguity or other detrimental legal risk exposure.

General duties such as assisting in preparation of monthly financial documents and reports; maintain filing and record systems; update tenant vacancies, as well as lease expiries; working closely with building operators, managing and delegating all staff and vendors; and being on-call 24 hours and/or ensuring that there is 24 hour emergency coverage for the buildings at all times.

Schedule and coordinate all vendors, contractors, and workers, for work/maintenance being done on the properties, as well as obtain service contracts for regular seasonal activities. Detailed property maintenance management, direct worker tasking, follow-ups, and in-depth repair and maintenance management and involvement will be required.

Long term property asset preservation, under cost effective standards and creative solutions will be required. Ensuring full property upkeep will be a constant duty and expectation. This will include Inspecting property and tenant spaces periodically to ensure compliance with leases and upkeep of property.

Implement and administer direction, action related to all Tenancy policy, processes, and operations. Directly (verbally and in writing) enforce contractual obligations to a exact contractual standard and develop an understanding of same.

The Property Manager is responsible for the review and approval of all property purchasing with complete adherence to cost effectiveness standards.

Monitor receipts and reconciliation of rent collections, security deposits, various fees and services and collections.

Review invoicing from vendors and ensuring that they are invoiced correctly, and proper cost codes are being utilized for the internal accounting department.

Determine, implement, and follow up on any corrective action plans for deficiencies identified at properties or with tenants.

Implement, monitor, record, direct, and effectively coordinate larger scale projects for property improvements or repairs on the various properties.

Travel required, up to 30 percent of the time. Reliable transportation is required as properties are across Edmonton and surrounding area, as well as Red Deer and Edson.

Compensation: $55,000.00 – $70,000.00 per year | Performance bonuses of up to 20 percent of contracted remuneration.
