POSITION SUMMARY

As a Building Technician - B Operator you will be responsible for maintaining the building infrastructure, including preventative and predictive maintenance, for mechanical and electrical systems on a daily basis. You will be responsible for the day to day operation of building maintenance with support from the Facilities Manager. This role is predominantly a customer service role for which you will need strong communications skills with the ability to deal with people at all levels of the organization.

RESPONSIBILITIES

The successful candidate's responsibilities will include:
Responding to any building related requests or emergencies, providing resolution via escalation if required for all HVAC, electrical including generators, ups preventative maintenance (load and non load testing), plumbing related issues and draft complaints

Checking of fire suppression (weekly maintenance)

Reporting difficult or unusual maintenance situations to supervisor; discussing options and recommending course of action to be taken

Assisting in establishing, maintaining and modifying a preventive maintenance program

Preparing written and oral reports; compiling and assembling data on maintenance and repair activities for individual building as assigned

Interacting effectively and courteously with managers, co-workers, contractors, inspectors, and others contacted in the course of work

Participating in all H&S training requirements in relation to the workplace environment, following company standards, policies and procedures

Managing of site waste and recycling programs, housekeeping

Ensuring records are kept and work orders closed in a timely manner

Performing other assignments, which may not be recurring

Responding to hot and cold calls and emergency responses

Ensuring the building systems are maintained and in proper working order on a daily basis

Aiding in the monitoring of contracted service providers and respond to employee concerns

Participating in after hour response and on call response as required

Qualifications

ESSENTIAL SKILLS AND QUALIFICATIONS

Minimum 5 years experience as a certified Class B Refrigeration Operator

5 to 10 years in hvac, electrical, plumbing, life safety and building controls systems

Experience in refrigeration chillers, hydronic systems and VAV systems

Experience in direct expansion (DX) refrigeration systems

Knowledge and skills in the basic building trades

Capable of reading basic engineering design drawings and building layouts

Experience with precision AC units (i.e. Liebert units)

Exposed to steam systems and operations steam boilers up to 100 HP

Capable of operating building automation systems (Delta controls) and work with digital controls

Strong computer skills which include MS Word and MS Excel

Valid Driver License

Ability to analyze and service operation equipment used at the building

Must be able to multi-task and function in a fast pace environment

Ability to work well with all levels of internal management and staff

Has sensitivity to confidential matters

Team player and willingness to take on new challenges

Excellent computer skills including Microsoft Office Suite, Outlook and the internet

To be able to respond / support during emergency situations 24/7 and participate in on call rotation as required

Weekend coverage (Saturday and Sunday) is required

A team player with strong customer and communication skills
