Maximize value while realizing cost efficiencies for the property. To assist in the development and implementation of a comprehensive predictive and preventative maintenance program.
MINIMUM EDUCATION / EXPERIENCE REQUIRED:
High School Graduate
Minimum five years relevant experience
Strong inter-personal skills
Written and verbal communication ability in English
Basic knowledge of plumbing, electrical systems, and carpentry.
Must have access to own vehicle
Security clearance required upon offer of employment

Respond to emergency maintenance calls
Purchase supplies and enlist contractors within defined spending limits
Act After Approval:
Contacting various contractors to perform any necessary work. Obtain contract costs and estimates for various work
Responsible for completion of certain projects as issued by the General Manager
Public at large
Identify and rectify any general maintenance issues on the asset (i.e. check all doors for proper operation, wear and tear maintenance requirements, etc).
Perform maintenance work orders in the assets assigned including heating repairs, sink backups, or drain problems, faucet repairs, door repairs, caulking, etc..
Change locks and cut keys as directed.
Perform maintenance as required for suite turn around.
Assist personnel from other departments such as renovations, painters, cleaning staff, as required.
Participate in rotational on-call services.
Other duties as assigned by the General Manager.
Perform predictive and preventative maintenance program on all building equipment and HVAC systems as directed.
Ensuring predictive and preventative maintenance program is maintained on building structural elements and finishes.
Responsible to transfer waste bins to collection site.
Grounds keeping – sweep paving brick, driveways, ramps and walks, removal of leaves, dirt, ice, cigarette butts, broken glass, snow etc.
Coordinate approved contractor access and inspect contractor work to ensure the integrity of the asset is not compromised.
Check and replace lights throughout the tower.
Cutting and trimming of grass areas, removal of grass clippings. Weeding of flower beds, boxes and tree bowls. Watering of trees and flowers.
Equipment maintenance and repair (lawn mower, weed eater, pressure washer, snow blower, and snow broom, tools and door maintenance.
External routine maintenance duties.
Prioritize and schedule all work to meet deadlines
Participate in after hours on-call services.
