Property Manager – Winnipeg MB
We are currently accepting applications on behalf of our client for a Property Manager in Winnipeg MB. This position offers excellent opportunities for an individual to grow with the business and add value to the existing portfolio.

Job Description
Duties and Responsibilities

  • Manage all maintenance and repairs matters within budget along with any approved capital spending for all assigned properties in Manitoba
  • Assist in managing any redevelopment and/ or development of properties
  • Assist, as requested, leasing staff and / or Asset Manager on any leasing opportunities
  • Assist as requested on any Lease renewals
  • Monitor lease expiry dates and keep in regular contact with the local tenant manager to help plan renewal or re-leasing and ensure same is optimal in rental income
  • Always seek value-add improvements to the property
  • Deal effectively with tenants and contractors in the day-to-day operations of the properties.
  • Maintain excellent client / owner relations
  • Maintain excellent tenant relations
  • Maintain a good understanding of the financial position of property(ies) and manage any delays in rental payments
  • Assist/ arrange and plan all tenant space turnover events and go over move in / out procedures to ensure timely and proper process
  • Move in / Move out / Over holding notices – initiate notice preparation and make sure all necessary steps taken to update data base, property book, vacancy schedules, utility billings, security deposits, etc
  • Review and sign all rental notices to tenants.
  • Review all tenant insurance certificates to ensure coverage complies with lease requirements
  • Assist/ prepare, as required, Month end / Quarterly Operations report including variance analysis
  • Review month end financial and receivable reports included in reporting package
  • Ensure Property accountant is aware of any possible significant expenditures and that they are reflected in the cash flow
  • Perform regular site visits to all properties and determine any building, site or tenant issues / improvements
  • Manage tenant issues and complaints either verbal or written
  • Appropriately handle all property maintenance issues
  • Tender maintenance contracts and issue PO’s to successful bidders as approved by Owner / budget
  • Receive multiple competitive quotes for all required work and present costs to landlord for approval where necessary
  • Initiate, approve & sign all PO's within authorized budget limits
  • As required, coordinate all tenant work, ensure it complies with Landlord approvals and building standards and inspect such work regularly and when completed
  • Budget preparation – get maintenance quotes, material pricing and market information for budgets and assist Property Acct as required
  • Review lease up / tenant renewal plan with Leasing / Asset Manager
  • Get assessment information and proposed increases / tax changes from Municipalities for tax budget purposes and assist, as needed, in any appeals of same
  • Provide recommendations to budgets and seek final approval of same
  • Review and assist with accounts receivable / bad debt matters
  • Regular review and management of Property Operating Budget(s)
  • Understand competitive properties and their general offering in the marketplace


  • Experience in Retail and Industrial property management
  • Can work independently and delegate as needed
  • Strong (balanced) leadership qualities
  • Strong attention to detail with the ability to organize/manage multiple tasks and meet deadlines in a demanding work environment
  • Good verbal and written communication skills
  • Excellent computer skills with a proficiency in Excel and Microsoft Word
