POSITION: Operations Supervisor

REPORTING TO: Operations Manager

LOCATION: Winnipeg, Manitoba

Responsibilities:
Staff Supervision

  • Schedule operations staff shifts and holidays.
  • Ensure that all absenteeism and vacation are properly documented.
  • Assist with interviewing and hiring new staff
  • Identify and develop staff training requirements
  • Provide mentoring and coaching to operations staff
  • Conduct annual Performance Reviews
  • Establish and maintain daily/weekly duties list to be carried out by the operations staff
  • Ensure that all operations staff conduct themselves in a professional manner and maintain a clean, professional appearance at all times while on the job
  • Ensure that all staff are treated with respect and encourage open communication

Building Operations

  • Ensure that tenant environmental concerns are properly addressed in a timely manner and all the components of the systems are functioning as per design; have any defective components repaired or replaced; problem areas given special attention and accurate technical documentation; review all HVAC tenant calls upon completion by staff
  • Monitor the physical operation of the mechanical, electrical, ventilation, heating, cooling, and life safety equipment
  • Maintain safe and tidy work areas both in the shop and in mechanical/electrical where maintenance duties are performed

Tenant Relations

  • Foster good tenant relations
  • Ensure that tenant concerns are addressed in a timely manner; conduct regular tenant follow-up
  • Ensure tenant service calls are completed and closed quickly and efficiently and maintain reports with the ClikFIX tenant services platform
  • Co-ordinate ClikFIX based tenant service requests through outside trades including the chargeback process
  • Conduct monthly program review the Operations Manager
  • Provide supervision and support to operations staff

Angus Anywhere Program

  • Schedule and supervise work for both internal and external resources
  • Develop tasks and increase the detail on existing tasks
  • Integrate and liaise external trades reporting into the Angus program
  • Projects and improvements to the program as directed by the Operations Manager
  • Establish and maintain the critical parts inventory, including spare fuse inventory
  • Perform annual inventory
  • Establish a M&E space housekeeping program within the Angus Anywhere system
  • Conduct monthly program progress meetings with the Operations Manager

General

  • Chair and coordinate monthly Engineer’s meeting
  • Complete understanding and adherence to the Environmental Policy, the Code of Conduct and other policies and procedures relevant to the position as prescribed from time to time
  • Provide support on the 2013 WHS initiative; prepare WHS required Standard Work Procedures (SWP’s) and attend monthly WHS meetings
  • Monitor progress on the annual WHS program of on-line training courses
  • Purchase parts and consumables in support of the engineering department
  • Liaise and coordinate outside contractors, service contractors and provincial and municipal inspectors
  • Provide feedback and expertise with the preparation of service contracts
  • Support Operations Manager with Boris reporting and PCW Energy consumption requests
  • Relocate and organize the tenant O&M and as-built drawing library; repair drawings as required; archive and/or purge earlier revision drawings dependent on content
  • Establish metal recycling stations including scrap metals clean-up
  • Review the building lubricants inventory and establish a computerized database. Eliminate duplication, old and excess stock and dispose of all non-essential and surplus materials.
  • Embrace and pro-actively support the company’s culture of environmental sustainability, and corporate and social responsibility.
  • Other duties as assigned by Operation Manager

Qualifications

  • Education –Must hold a minimum of 4th Class Power Engineering certification or as required by portfolio of buildings. Asset to possess SMA or SMT BOMA designation.
  • Relationship Skills – Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player
  • Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes
  • Computer Skills – Intermediate to advanced skills in Word, Excel and Outlook
