PROPERTY ADMINISTRATOR / OFFICE MANAGER
Reports To: President
Peregrin is seeking an Office Manager/ Property Administrator for our expanding Calgary office. The Administrator/Manager will be responsible for the a variety of tasks assigned to this position, initially
Oversee the day to day administration of the Calgary office focused on the Management of a portfolio of mixed use commercial office/retail projects
Administer action plans created by Property Managers and assist in monitoring individual site performance to maximize efficiency in the project.
Ensure excellent tenant relations through personal contact and strong customer service.
Tenant issues to be addressed in a prompt and effective manner
Assisting in the Drafting the annual operating and Capital budget for client approval
Reporting to the client monthly on the operation of the asset, including budget results
Analyzing research data, report writing, tenant/ supplier correspondence.
Preparing and distributing leasing information to appropriate agents/ tenants.
Coordinating construction projects, and liaising between base building contractors, and tenant improvement contractors
The candidate should have 7 to 10 years successful experience in the Calgary market place. The candidate should be authorized to trade in real estate under the Real Estate Council of Alberta. The candidate must be highly proficient in office productivity software, completed GED. The candidate requires a strong knowledge of the commercial real estate industry and awareness of the markets in Western Canada. The candidate also requires a strong knowledge of lease terms and conditions, operating costs and measurement criteria including familiarity with BOMA standards. The candidate will have effective interaction with operations personnel, tenant relationships, and construction co-ordination.
Education and experience in commercial real estate asset management, and enrollment in recognized designation courses (e.g. RPA, CPM, CSM, etc.)
The Ideal candidate with be mature, enthusiastic, well-organized, computer literate professional, who has a well-defined career objective. The Ideal candidate will also have a background showing that they continue to keep up-to-date on property management and construction standards and trends including such items as regulatory requirements, compliance, and emergency response procedures. That they have experience to monitor receivables and payables for the portfolio in conjunction with the accounting department and administer corrective action where necessary. Their references will verify that they have expertise in a support role in reviewing and implementing cost control and revenue improvement programs. That they review marketing and advertising programs for a project to obtain and maintain maximum tenant leasing, conduct marketing surveys to maintain appropriate relationships with market intermediaries, including landlords, contract service providers, and real estate brokers.
