The Real Estate Manager is responsible for the Real Estate and Asset Management functions, including securing the delivering new sites and leased facilities, managing the disposition of surplus property, and supporting operating stores, all in support of the Company’s Business goals.
The Real Estate Manager is responsible for all aspects of land acquisition and development of Company’s sites and projects, including site search, negotiation, contract definition and management of the land purchase process through closing. The Real Estate Manager is responsible for all negotiations with public authorities and other relevant stakeholders until all planning permits are obtained. Additionally, support will be provided, upon request, to the respective responsible functions in Property for the finalization of the other permits and licenses.
Your tasks will include:
Lead and manage a) the real estate function to secure new sites in accordance with the expansion ambitions of the Canada organization and dispose of excess land; and b) the asset management function to safeguard the value of the real assets of the company.
Support the real estate managers in the negotiation of real estate contracts of sale, option agreements and/or other acquisition documents.
Support the Properties department by selecting local attorneys, architects, civil engineers, traffic engineers and other consulting professionals whose services are necessary in connection with the acquisition of land and applications for permits and approvals.
Assist the real estate managers in the work with federal, and provincial governments and agencies for the purpose of facilitating the filing, processing and approval of all applications for permits and approvals.
Maintain an up-to-date awareness and understanding of all frames, guidelines and initiatives issued by Company’s Services Property and ensure that these are communicated to his/her co-workers and on to external partners as needed.
Interface with all levels of management and matrix partners in developing and supporting a Canada expansion strategy.
Manage the real estate and asset management functions in coordinating with all partners within and outside Property/Retail Expansion.
Support “The Human Resources Idea” with regard to co-worker recruitment, training, development, and leadership.
Lead, develop, and coach the real estate and asset managers in order to unleash their individual potential.
Assume responsibility for other tasks and projects as assigned.
5-8 years Real Estate management experience in site selection, negotiations and due diligence required.
Proven real estate knowledge and expertise, including working with public authorities.
Proven skills in negotiating legal real estate-related contracts.
Excellent project management skills with regard to work flow and people.
Strong leadership skills, including taking initiative and initiating change.
Ability to quickly develop in-depth knowledge of local business market conditions and demographics.
Ability to communicate, in both in writing and orally, complex concepts and deal points in a simple and straightforward way.
Consistently apply sound real estate due diligence and underwriting skills.
