The primary function of the Apartment Rental Agent is to professionally qualify prospective residents and follow-up with them for the ultimate purpose of renting suites. The mandate is to maximize revenue for the property by leasing suites at, or above, market rent with minimal vacancy loss. In fulfilling this function, as a front line employee, it is imperative that the Apartment Rental Agent provide both existing and potential residents with a superior level of service. The Leasing Consultant is required to liaise with residents and the community as a representative of Management.

Show units, complete application & does follow up with prospects.
Post advertising on Kijiji, Craigslist or other online avenue for advertising.
Plan and operate open house events.
Trouble shoots building with high vacancy. (Inspection reports, market survey, walk ability score, building inspection, superintendant report, suggest pricing with reasons)
Monitor leasing initiatives. (Check advertising to make sure correct prices, promo and descriptions, know and report promotions offered by competitors)
Oversee leasing availability reports for specific regions/building. i.e. vacancy report.
Conduct random suite inspections for region/building.
Keep track of your leasing traffic.
Update your prospect follow up reports daily, weekly and monthly.
Report on market rents, turnover and vacancy for your region. (Give the sales team/property manager the status of rent ready suites)
Outreach Marketing: Establishing relationships with potential clients and businesses as well as building on current business relationships for cross promotion.
Build Social media marketing & development with Facebook, Twitter etc.
Plan & participate in client appreciation nights and scheduled “Resident Community Events”.
Act as a Customer service liaison.
Create and maintain accurate client information within Yardi/guest cards.
Coordinating move in and move outs.
Providing backup support to the Customer Care whose focus is on providing a high level of customer care to the resident community. (I.e. tenant issues, lease signing, N4 deliver, customer service calls, appointment booking.)
During slow period you will be at the office fielding calls or stationed at high vacancy building.
Report hours and availability daily to Head Office.
