Position Summary:

KEY RENTAL, a Division of KEY MARKETING is hiring a Leasing Agent to cover a 1 year maternity leave and has the potential to extend beyond 1 year. The Leasing Agent will report to the Division Lead of KEY RENTAL and is a telecommuting position with the flexibility to use space at the Vancouver head office when needed.

The Leasing Agent is responsible for professional management and administration of residential rental properties, providing leadership and direction to property owners, and advising them on the local real estate market to guide their investment decisions.

The Leasing Agent takes full accountability for all day to day property operations, maximizing returns and minimizing risks, overseeing and enhancing the value of the property, providing superior customer service to residents, resolving all conflicts and complaints.

Key Duties and Responsibilities:


Implement procedures and systems within company guidelines to ensure orderly, efficient workflow
Confirm all leases and corresponding paperwork are completed and inputted to software system accurately and on a timely basis
Ensure current files are properly maintained
Ensure proper response and handling of all emergencies
Inspect unit properties 2 times per year
Plan, schedule, and coordinate general maintenance and major repairs


Maintain accurate records of all transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)
Ensure that all rents and late fees are collected, posted and deposited in a timely manner
Generate necessary legal actions, documents and processes in accordance with the Residential Tenancy Act and Company guidelines
Ensure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all funds


Operate properties in accordance with the management contract
Review and evaluate repairs and maintenance - ensure the contractors we use are responsible, competitive and provide a good service.
Ensure proper response and handling of all emergencies
Inspect units properties 2 times per year.
Plan, schedule, and coordinate general maintenance and major repairs
Handle form K’s, bylaws and move in documentation.
Oversee move ins and move outs
Execute lease renewals


Leasing properties in target market - to be assigned
Finding qualified and referenced applicants

Business Development

Work with and report to the Division Leader on new and innovative ways to increase the business flow with existing clients
Recognize and create new opportunities in the residential leasing/rental sectors
Work with the sales and marketing team to plan target new opportunities in new market segments-
Attend events and trade shows with the purpose of developing the network and increasing the Key Rental brand
Identify new opportunities, cultivate, develop and manage client relationships with strategic partners providing expertise and recommendations on how to best serve client needs
Research and analyze clients' business objectives, identify their requirements, and design a benefits-based solution and action plan demonstrating how Key Rental can meet client needs
Develop and implement strategy that drives the Company’s efforts to position itself as a market leader in order to achieve market penetration and revenue goals
Set goals and targets with specific key milestones
Continually review plans to ensure that they continue to support the agreed strategic plan and direction
Monitor and report on the competitive landscape for Key Rental
Continually develop thorough knowledge of the real estate industry, trends and evolving technologies.


Proactively contact current, past and potential clients with the aim of maximizing rental sales potential
Market and close sales opportunities for Key Rental services
Contact prospects and set appointments with new business opportunities
Develop sales strategies and plan to best position Key Rental services
Develop and launch effective sales strategies that maximize sales opportunities
Be proactive constantly searching for new revenue streams and growing referral
Coordinate the negotiation of rates and contract terms to solidify pending deals

Client Relationship Management

Reinforce, maintain and repair, when necessary, strategic business relationship with existing and prospective clients
Create resolutions to problems and take proactive measures to prevent them from happening again
Identify, respond and solve business issues for customers and provide win-win solutions that add value


Must be a licensed property manager able to work in BC
Be able to effectively self-manage with minimal supervision
Must have 3 years minimum of property management experience
Excellent written and oral communication skills
Excellent client care standards
Must be able to work flexible hours and weekends on occasion
Must be a team player
Possess a professional approach
