Our client is looking for a Building Superintendent to join their team on full-time basis.
Must have at least 2 years of experience in a similar role
Must have knowledge of building machinery/equipment (chillers, boilers etc.)
Ability to perform routine maintenance jobs and repairs (repair drywall, paint)
Experience with troubleshooting and performing minor repairs on electrical systems, plumbing
Ability to operate pagers and walkie-talkies
Excellent customer service skills
Report to the Property Manager: superintendent is accountable to the property manager, subject to the directions and policy as set forth by the Board of Directors.
Provide the Property Manager recommendation if contractors are needed for any work to be done on site (using proper judgment for emergencies only).
Coordinate with on site cleaner and complete all repairs requested by management office and any repair or maintenance which detected throughout the building.
Meet with property manager upon arrival on site to alert him/her to developments or any problems perceived during daily rounds (Complete and Submit daily Check List).
Ensure proper operation of all doors.
Ensure proper operation of all mechanical and safety system.
Maintain Cleanliness of all common areas both interior and exterior and not to exclude garages, elevators, roof and mechanical rooms.
Superintendent will handle common element repairs and will carry out individual members unit repairs during daytime on duty hours if received work order from management office. The exception to this clause is emergency in suite repairs / clean up in case of flood, fire, etc. In case of emergency repairs the hours spent on the repair/clean up should be given to the manager in writing as soon as possible on the appropriate incident.
Pick up debris around outside of the building and sweep as need (no exceptions).
Monitor all building system and maintain log book.
Maintain elevator call back logbook.
Walk building from roof to ground, check for cleanliness and proper lighting.
Replace burnt out bulbs inside and outside.
Check monitoring panels at front entrance regularly.
Keep compactor and moving room clean.
Help cleaner to change garbage bins in compactor room and put them outside when garbage pick up.
Keep roof clean and boiler room.
Accompany all trades working in the building if necessary, advise office when work completed.
Produce Incident Reports of anything unusual occurring in the building for Manager.
Perform daily and weekly fire safety tests and mark in Log book.
Maintain accurate records of all maintenance and repairs you have performed.
