Position Summary and Job Magnitude

The Property Manager oversees all aspects of the building operations including: tenant relations, office administration, housekeeping, maintenance, finance, human resources, payroll, and staff development. The Property Manager must possess strong communication skills, both verbal and written, and demonstrate outstanding leadership. The manager must be able to delegate responsibilities, organize complex projects, and establish priorities consistent with company objectives.
Essential Functions and Basic Duties


  • Approve, maintain and control all operational revenues and expenses
  • Ensure that all collection and control procedures are followed relating to accounts receivable
  • Prepare and be accountable for the annual operating budget
  • Ensuring all Month End reporting is accurate prior to submission to Finance Office
  • Ensure monthly and other requested reporting is completed accurately and on time

Sales and Marketing

  • Oversee Sales & Marketing initiatives as it relates to lease agreements and tenants
  • Assess and develop target markets
  • Provide direction for direct marketing initiatives for maximizing tenant occupancy
  • Ensure the Property Marketing Plan and vision is up to date and fits with your current market area
  • Creation and implementation of internal sales promotions for maximizing tenant occupancy

Human Resources

  • Direct and supervise, maintaining strong communication with all staff members and internal departments at the property.
  • Ensure legislated policies are followed, including Health & Safety
  • Ensure that all payroll policies are followed
  • Establish staffing requirements
  • Ensure scheduling is reflective of the property’s 24 hour operation


  • Maintain a detailed “Manager’s Log” to communicate to others
  • Ensure that a Complaint Log is utilized to properly document complaints and responses
  • Organizing the office to ensure all files and information are easily found
  • Implement policy changes as they are released corporately.

Tenant Life

  • Ensures that that the safety, well being, and concerns of all tenants are being met in a respectful and efficient manner
  • Ensures that all required tenant documentation is received


  • Inspect the properties regularly to determine required repairs, maintenance and capital improvements
  • Control maintenance costs and constantly monitor contracts for compliance
  • Approval of all maintenance and repairs with vendors, and ensure that the property is being taken care of at all times


  • Responsible for the overall esthetic condition of the property (both interior and exterior) ensuring that snow removal and landscaping is being properly carried out
  • Ensures that the property departments are well organized
  • Understands their legal standings in all situations
  • Ensures that all information requests and documents are dealt with immediately
  • Any other duty as assigned by a Director or Executive Committee member

Education: Recognized College Diploma or University Degree

Experience Required: Minimum of 3-5 years industry experience in apartment leasing or property management

  • Must possess excellent employee management skills
  • Must be able to handle multiple projects at once
  • Must be able to provide leadership to staff

Working Conditions

Hours per Week: Scheduled 40 hours per week (may need to work more as required)
Indoor/Outdoor: Indoor
Level of Interruption: High level of interruption
Stress Level: Moderate overall stress level
Travel Outside of Location: Minimal


Anticipated pay range is $45,000 – 50,000 and will be based on experience and education.

Additional Notes:

The RLC position is a permanent full-time position with on-site accommodations. The successful candidate would possess a unique combination of skills and experience. Hours can be irregular, including extended workdays and weekends. The RLC is an excellent role model and mentor for all students and student leaders. A comprehensive benefit package is included. Salary will be based on experience and education.
