Senior Regional Property Manager

We are seeking an experienced and results-driven Senior Regional Property Manager to oversee a substantial portfolio of properties throughout Edmonton and surrounding areas, with significant growth anticipated over the next 12 to 18 months.

Position Overview

The Senior Regional Property Manager is a key leadership position within UnitiiPM Inc., responsible for the operational, financial, and strategic performance of a diverse portfolio of residential and commercial properties across Alberta. Reporting directly to the Vice President of Operations, this role serves as a senior operational leader and strategic partner, assisting with the day-to-day oversight of the portfolio while contributing to long-term business planning, client relationship management, and organizational growth initiatives.

In addition to leading regional property operations, the Senior Regional Property Manager works closely with the Vice President of Operations to drive operational excellence, support key client relationships, implement strategic initiatives, and ensure the successful execution of company objectives. The role provides leadership and mentorship to property management teams, fosters strong relationships with ownership groups and stakeholders, and plays an integral role in supporting the continued expansion of the company's management portfolio.

This is a high-impact leadership opportunity for an experienced property management professional who thrives in a fast-paced, entrepreneurial environment and is looking to contribute at both an operational and strategic level. Key Responsibilities

Leadership & Team Development

  • Lead, mentor, and support Property Managers, Building Managers, Leasing Professionals, and administrative staff across the portfolio.
  • Foster a culture of accountability, customer service excellence, teamwork, and continuous improvement.
  • Establish performance expectations and support professional development initiatives for team members.
  • Collaborate with senior leadership to build and strengthen operational processes and best practices.

Portfolio Operations & Financial Performance

  • Provide operational and strategic oversight for a portfolio of multifamily residential, mixed-use, and commercial properties.
  • Prepare, manage, and monitor annual operating budgets, forecasts, and capital plans.
  • Analyze financial statements, operational reports, and key performance indicators to identify opportunities for revenue growth and expense control.
  • Present portfolio performance updates and recommendations to senior leadership and ownership groups.
  • Support leasing, marketing, and resident retention initiatives to maximize occupancy and revenue.
  • Oversee major maintenance projects, capital expenditures, and property improvement programs.
  • Conduct regular property inspections and operational reviews to ensure portfolio standards are maintained.

Client Relations & Compliance

  • Build and maintain strong relationships with ownership groups, investors, condominium boards, contractors, and service providers.
  • Ensure all properties operate in compliance with applicable legislation, safety standards, and company policies, including Alberta's Residential Tenancies Act and condominium legislation.
  • Respond proactively to client concerns and provide strategic recommendations to enhance property performance.
  • Ensure effective risk management practices are implemented throughout the portfolio.

Growth & Expansion

  • Assist with acquisitions, due diligence, onboarding, and stabilization of newly acquired properties.
  • Support portfolio expansion initiatives and operational integration efforts.
  • Develop and implement strategies that improve resident satisfaction, operational efficiency, and overall asset performance.
  • Contribute to the continued growth and evolution of UnitiiPM's management platform throughout Alberta.

Qualifications

Required

  • Minimum five (5) years of property management experience, including leadership or management responsibilities.
  • Proven experience managing residential rental properties and leading teams across multiple sites.
  • Strong financial acumen, including budgeting, forecasting, variance analysis, and financial reporting.
  • Experience managing operating budgets and financial performance for a portfolio of properties.
  • Excellent communication, leadership, negotiation, and relationship management skills.
  • Strong organizational, problem-solving, and decision-making abilities.
  • Proficiency with property management software and Microsoft Office applications.
  • Valid driver's license and access to a reliable vehicle.

Preferred

  • RECA Property Management License or actively working toward licensing.
  • Experience managing commercial and/or mixed-use properties.
  • Experience overseeing large portfolios and multiple property management teams.
  • Strong knowledge of Alberta's Residential Tenancies Act.
