THE ROLE:

Reporting to the Property Manager, the Maintenance Technician provides support in maintaining and operating various properties in the company’s portfolio to a standard that enhances tenant satisfaction. The role requires a varied technical skill set and the ability to work under changing conditions while upholding the company’s high customer service brand.

RESPONSIBILITIES:

  • Complete daily, monthly, quarterly, bi-annual and annual checklists of all properties and building grounds and report all deficiencies.
  • Complete daily checklists for your assigned properties including but not limited to grounds, building, storage, suite, common area and all mechanical/electrical rooms).
  • Follow all health and safety precautions as set out in the Health and Safety Program. Report all incidents as required.
  • Identify areas for improvement and provide suggestions for increased efficiency and productivity.
  • Proactively manage Yardi Voyager maintenance for assigned work orders and complete them in the timeframe provided. Ability to complete, follow through and follow up on assigned work orders for your portfolio to the Property Manager daily.
  • Complete all scheduled property inspections, general maintenance in common areas, tenant work orders, and vendor-assigned work.
  • Perform general repairs, maintenance and replacement of building components including, but not limited to, building fixtures and appliances, plumbing, electrical and A/C controls.
  • Inspect and log all upcoming units for lease. Repair all deficiencies within the unit to a rent-ready status.
  • Perform general construction, including, but not limited to, drywall repairs, painting, tile work, replacement of toilets, lighting, hardware, vanity installation, etc.
  • Monitor inventory of supplies and maintenance items and as required, within the scope of responsibilities and authorization of the Manager, issue purchase orders for goods and services.
  • On a daily basis, report on assigned work orders for your portfolio to the Property Manager and/or Maintenance Operations Supervisor.
  • Proactively address questions/concerns from other service members and residents, respond in a respectful manner to complaints about maintenance services, and assign work requests based on priority and urgency.
  • Adhere to company and assigned buildings, policies and procedures.
  • Support cost-saving, preventive maintenance and expense control programs by verifying parts are up to standards for repair rather than a complete replacement wherever possible.
  • Other duties as directed or required by the Property Manager.
  • Be available on-call as required.

QUALIFICATIONS SKILLS & ATTRIBUTES:

  • 3+ years of relevant experience working in a multi-tenant residential and commercial building.
  • General mechanical, plumbing and electrical knowledge is required.
  • Strong knowledge of residential and commercial buildings.
  • Must hold a valid driver’s license and a reliable vehicle
  • Ability to multi-task in a fast-paced environment.
  • Strong verbal and written communication skills and ability to communicate with a diverse group of people.
  • Well organized, resourceful and able to meet strict deadlines with accuracy.
  • Strong ability to plan, prioritize, multitask, execute and follow through on a multitude of projects and initiatives, with the ability to report updates to the Property Manager and/or Supervisor.
  • Excellent ability to listen, analyze and adapt to change.
  • Demonstrated ability to operate current computer applications such as word processing, database, spreadsheet, and maintenance management systems.
  • Laptop, mobile phone, and digital literacy capabilities, including experience with Microsoft Office Suite and/or other programs and databases. The ability to adapt to new technologies.
