POLYCORP has an immediate opening for a FULL TIME APARTMENT COMMUNITY MANAGER at our Woodman’s Grove Residences apartment project in beautiful Wolfville, Nova Scotia. The rental community at the Woodman’s Grove site includes 290 apartment suites in six buildings ranging in size from 36 units to 72 units ranging in age from brand new to approximately 15 years old.

The ideal candidate will have a property management, hospitality, sales, technical or customer service background. Backgrounds from many fields may have created the necessary combination of property related and people skills in you that we are seeking. Actual property management and property maintenance technical experience is good, but it is secondary to enthusiasm, people skills, communication abilities, attention to detail, commitment, and a desire and willingness to learn. The candidate needs to be highly organized, have the ability to communicate effectively with people including other on-site maintenance, construction and leasing staff as part of a team, and to present a positive, professional image at all times. A good sense of humour and thick skin are also key assets in dealing with day-to-day events at the portfolio. Proficiency in Microsoft Office software such as Excel is a must for budgeting and tracking many details via Excel spreadsheets.
Historically, this position was structured as a live-in situation. However, the position could also be structured as live-offsite within a reasonable travel distance. Live off site details would have some degree of flexibility through discussion to achieve a mutually beneficial employment situation.
Essential Duties and Responsibilities include the following:
- General property management, physical maintenance, and administration of the properties,
- Management of on-site maintenance and cleaning staff
- Managing lease details and turnover, etc.
- Maintain a high standard of resident service and resident relations.
- Ensure that residents are provided with a spotlessly clean, safe, well-maintained community.
- Manage rents and assist in rent collection and the monthly rent processing cycle and process, while assisting accounting staff as required;
- Ensure that resident maintenance requests are tracked and processed as efficiently and effectively as possible.
- Coordinate and supervise maintenance and apartment turnovers with other POLYCORP staff and subcontractors.
- Complete residential lease administration and resident move-in process.
- Maintain and submit accurate rental and paperwork records as required by the company regarding lease administrative details and accounting matters;
- Maintain a positive business-like attitude and presentation in person and all communication channels
- Professionally represent POLYCORP and the Woodman’s Grove Residences community
- Some light maintenance items, depending on skillset of applicant and time availability. Willingness and ability to change a lightbulb, pick up a broom, mop or vacuum [as required] and tighten a loose door handle are huge assets in the apartment management business.
