Business Development Manager – Commercial & Institutional Wall & Roof Cladding

Location: Chilliwack, British Columbia (serving clients across BC)

Company Overview

Our superb client is a specialized wall and roof cladding contractor serving commercial, institutional, industrial, and multi-family clients throughout British Columbia. They deliver high-quality cladding and roofing solutions including metal panels, siding systems, and roofing assemblies with a strong focus on safety, performance, and long-term durability.

As they continue expanding their footprint across BC, they are seeking a motivated and relationship-driven Business Development Manager to help drive growth, secure new project opportunities, and strengthen industry partnerships.

Position Summary

The Business Development Manager is responsible for identifying, developing, and securing new commercial and institutional project opportunities throughout British Columbia.

This role is heavily focused on networking, prospecting, relationship building, and opening new accounts with general contractors, construction managers, developers, consultants, property/facility/strata managers, and institutional clients.

This is a B2B commercial construction business development role and is not residential sales focused.

Key ResponsibilitiesNew Business Development

  • Identify, target, and pursue new wall and roof cladding opportunities across commercial, institutional, industrial, and multi-family sectors.
  • Develop and execute proactive prospecting strategies including calls, emails, meetings, site visits, and industry networking.
  • Build relationships with general contractors, developers, consultants, and institutional clients.
  • Help position the company on preferred bidder lists and prequalification lists with targeted organizations and public entities.

Networking & Market Presence

  • Maintain existing relationships while developing new industry connections.
  • Build rapport with estimators, project managers, executives, and decision-makers at GC and developer firms.
  • Engage with property and facility managers across commercial, industrial, institutional, and strata sectors.
  • Attend and participate in industry events, construction associations, real estate and property management groups, and local business organizations.
  • Professionally represent the company and promote its capabilities, safety record, and project portfolio.

Sales & Opportunity Management

  • Identify upcoming projects through networking, bid platforms, market research, and industry contacts.
  • Coordinate closely with estimating and operations teams to:
  • Qualify opportunities
  • Manage bid boards
  • Schedule site visits
  • Support proposal and tender submissions
  • Follow up consistently to advance opportunities toward award.
  • Maintain and actively manage a healthy pipeline from initial contact through project award and closeout.

Administration & Reporting

  • Maintain accurate records of contacts, meetings, opportunities, and bid activity within CRM or tracking systems.
  • Provide regular sales activity and forecast reports to leadership.
  • Collaborate with estimating and project management teams to ensure smooth handoff from sales to project execution.

Required QualificationsExperience

  • 3+ years of business development or outside sales experience in a B2B environment, ideally within:
  • Commercial construction
  • Building envelope or exterior systems
  • Wall cladding or roofing
  • Specialty trades or related building services
  • Experience selling to general contractors, developers, institutional clients, or property management organizations is strongly preferred.

Skills & Attributes

  • Proven ability to generate new business and open new accounts.
  • Strong networking and relationship-building skills with confidence engaging senior decision-makers.
  • Solid understanding of commercial construction processes including tenders, bids, RFQs/RFPs, pre-construction, and project awards.
  • Excellent verbal and written communication skills.
  • Highly organized with strong follow-up and pipeline management abilities.
  • Self-motivated with a proactive “hunter” mindset and ability to work independently.

Other Requirements

  • Based in British Columbia or willing to relocate.
  • Ability and willingness to travel throughout BC.
  • Valid driver’s license and reliable vehicle.
  • Comfortable visiting construction sites and collaborating with technical and estimating teams.

Preferred Qualifications

  • Existing relationships with:
  • General contractors and developers active in BC
  • Commercial and industrial property managers
  • Multi-family and strata management firms
  • Institutional organizations such as municipalities, school districts, and health authorities
  • Familiarity with:
  • Metal panels, rainscreen systems, siding systems, and commercial roofing systems
  • Building envelope principles
  • CRM software and opportunity tracking systems

Compensation & Benefits

  • Competitive base salary: $75,000 – $95,000 annually
