ABOUT WESTERN SECURITIES:

ABOUT THE POSITION:

The Commercial Building Operator for the Meredith Block building is responsible for day-to-day operations and inspections, including repairs and maintenance of equipment building systems to achieve the equipment operating efficiencies as designed, resulting in maximum tenant and customer comfort.

PRIMARY DUTIES:

· Perform daily inspection checks on HVAC mechanical, electrical and security systems.

· Monitoring of Building Automation System operating parameters and alarm events.

· Perform daily inspection checks on life safeties on fire panel, sprinkler wet and dry systems, fire pump and jockey pump system pressure.

· Perform scheduled preventative and corrective maintenance on the system building equipment’s through the Angus systems.

· Respond and timely completions for the assigned work orders through the Angus and Yardi software systems.

· Perform periodic chemical testing and water treatment to the HVAC hydronic loops to maintain the required control limits. Top-up chemicals and side stream filtration changes as required.

· Maintenance and repairs for the plumbing and lighting fixtures, door hardware’s, drywall repairs and painting.

· Initiate quotations for competitive pricing and contractor’s support onsite for scheduled project repairs and completion.

· Utility meter readings for electrical, water and gas usage.

· Follow and initiate the Health and Safety Procedures, WHIMS and Field Level Hazard Assessments.

· Inventory of building supplies, tools and materials, organize storage in a secured area.

· Management of garbage, recycling, compost and hazardous materials in the premise areas.

· Snow removal and snow melt applications to prevent hazards on sidewalk and the main entrance.

· On-call response availability.

· Respond to after-hours emergency situations as required on power outages, floods, fire alarms, etc.

· Operating budgeting input support, capital expenditure and cost saving measure recommendations.

· Maintain ongoing communications with the Senior Building Operator and Director, Commercial Property Management to ensure that information is shared on a timely and effective basis.

· To be cross trained and the flexibilities to support the building operations and maintenance for other properties in the portfolio.

· Other assigned duties as directed by the Senior Building Operator or Director, Commercial Property Management.

QUALIFICATIONS:

· Minimum five (5) years’ of directly related hands-on experience.

· Certified 4th or 5th Class ABSA Power Engineers Certification

· Working experience with Trane Tracer Ensemble, Siemens and JCI Metasys Building Automation System will be an asset.

· Mechanically and electrically inclined for hands-on maintenance and repairs.

· Understand the building drawings mechanical, electrical and architectural plans.

· Ability to work independently on certain tasks and with other team members for the assigned tasks.

· Be organized including attention to details, ability to prioritize workloads and to handle multiple demands and competing priorities.

· Strong interpersonal and communications skills dealing with tenants, service contractors and suppliers.

· Be self-motivated, self-confident, diplomatic, innovative and able to accept challenges.

· Physically fit enabling reasonable lifting, pushing, pulling, climbing, and walking.

· Ability to resolve problems using facts and sound reasoning.

· Computer literacy including proficiency in Microsoft Office; Word, Excel and PowerPoint

· Ability to work a 40-hour week and overtime as required.

· Current First-Aid and Safety Certifications will be an asset.

· Valid Class 5 driver’s license.
